Geography
Golden Beach is located at 25�57'54" North, 80�7'21" West (25.964869, -80.122481)1. It is on the barrier island that separates the Intracoastal Waterway from the ocean; the entire town is about one mile from north to south, and four blocks from east to west.

Golden Beach is known as a very upscale community, and many of its houses are worth over a million dollars. Several celebrities, including Bill Gates and Paul Newman, maintain homes there. The town is surrounded by the cities of Aventura to the west, Sunny Isles Beach to the south, and Hallandale Beach to the north. Another interesting note is that high-rise construction and commercial development are not permitted within the Town limits.

The main road through Golden Beach is Collins Avenue, also known as A1A; Golden Beach is one of the few stretches of Collins that does not have sidewalks, and it is also one of the most notorious speed traps in the Miami area. The town has an abnormally large police force for its size, most of which is dedicated to speed control along the main road. The western portion of Golden Beach is closed to the public and accessible only by the invitation of residents.

Consumer Confidence Rises in June


The Conference Board�s Consumer Confidence Index, which had increased in May, improved further in June.

The index now stands at 105.8 (1985=100), up from 103.1 in May.

�This month�s gain in Consumer Confidence has propelled the index to a three-year high," said Lynn Franco, director of The Conference Board�s Consumer Research Center. "The improvement in consumers� mood suggests that business activity and labor market activity will continue to pick up over the next several months. And, with consumers in better spirits, and job concerns remaining relatively steady, there is little reason to expect a dramatic shift in consumers� spending.�

Consumers� appraisal of current conditions improved in June. Those claiming business conditions are �bad� edged down to 15.5 percent from 16.4 percent. Those claiming conditions are �good� was virtually unchanged at 26.9 percent.

The employment picture also showed signs of improvement. Consumers saying jobs are �hard to get� decreased to 22.6 percent from 24.1 percent, but those claiming jobs are �plentiful� was virtually unchanged at 22.6 percent.

For the first time in nearly three years, the percentage of consumers saying jobs are �hard to get� does not exceed the percentage saying jobs are �plentiful.�

Consumers were more upbeat about the six-month outlook than last month. Those anticipating business conditions to worsen eased to 9.0 percent from 9.5 percent. Consumers expecting business conditions to improve was virtually unchanged at 19.2 percent. The outlook for the labor market, however, was much the same as in May. Consumers expecting more jobs to become available in the coming months remained at 15.2 percent, while those expecting fewer jobs edged up to 16.5 percent. The proportion of consumers anticipating their incomes to increase in the months ahead jumped to 19.4 percent from 17.8 percent last month.

The Consumer Confidence Survey is based on a representative sample of 5,000 U.S. households. The monthly survey is conducted for The Conference Board by TNS NFO.

Biscayne Landing is a $1 billion mixed-used residential community being developed in joint venture with Boca Developers of Deerfield Beach, Florida. The Biscayne Landing project broke ground in January 2003 and is one of the most significant urban redevelopment projects in South Florida's history.

Low mortgage rates defy expectations

-- June 3, 2005 -- Rates on 30-year mortgages hit their lowest level in four months after falling this week for the eighth time in the past nine weeks, according to an industry report. This will only help Miami Real Estatate.
Mortgage giant Freddie Mac said Thursday its weekly nationwide survey showed that rates on 30-year, fixed-rate mortgages averaged 5.62 percent, down from 5.65 percent last week.
The latest decline pushed the 30-year mortgage down to the lowest level since it dipped to 5.57 percent on Feb. 10, the low-point so far this year.
Mortgage Rate Trend Index: Despite a surprising trend of falling mortgage rates, or perhaps because of it, 67 percent of mortgage industry experts this week polled by Bankrate.com predict that rates will continue to drop over the next 30 to 45 days. Thirty-three percent expect rates to rise.
The steady in decline in mortgage rates over the past two months has helped spur sales of both new and existing homes to record levels in April and analysts predicted further declines in rates would produce more strong sales in May.
"Given the low rates we experienced last month, we expect home sales in May will remain strong," said Frank Nothaft, Freddie Mac's chief economist.
