'This is another way to make men feel pampered, the way the bidet made a woman feel her bathroom was complete,' says Long Island architect Paul Rice.

Toilet manufacturers are flush with success at this new market. Toto U.S.A. which added a home urinal to its line in 2005 for $975, has gone from selling dozens to hundreds a month in the last year. Villeroy & Boch has introduced eight different home urinal designs in the last four years.

Is Renting Smart When the Home Won't Sell?

Homeowners who cannot sell their homes for what they think they are worth might find that renting buys them enough time for the market to rise.

But whether renting makes sense depends on various factors. Here are some issues:

Do they need the cash? Sellers who can qualify for another mortgage without selling their current property are good candidates to be landlords. Lenders usually count 75 percent of the rent payments as income as long as the homeowner finds a renter who will sign at least a one-year lease.

Can they rent the property for enough money? Major expense will include the cost of the mortgage, taxes, insurance, and repair bills. The cost of advertising and getting tenants or of hiring a property manager can add another 10 percent of the rental cost or more.

Will they still meet tax exclusion requirements? Sellers who lived in a home for two years out of the previous five can exclude $250,000 of profit if they are single or $500,000 if they file jointly. If renting the property will preclude that it may not be a good deal.

Chicago JV Pays $100M for 398-Unit Rental Building

SUNNY ISLES BEACH, FL-Two Chicago-based companies, the Feurer Cos. and Jos. Cacciatore & Co., have jointly acquired the 16-story East building of the three-building Ocean View Apartments complex at 19370 Collins Ave. for in excess of $100 million, or just over $251,256 a unit. Plans call for conversion of the 398-unit building into for-sale condos at selling prices beginning in the high $250,000s. The seller was Miami-based Crescent Heights, which has already converted the other two buildings in the complex to condos.

Cacciatore is the financial partner in the project, and Feurer will run day-to-day operations. Christopher Feurer tells GlobeSt.com this is the first time he and Cacciatore have partnered together, �although we�ve known each other for about 10 years. The property represented an excellent acquisition in today�s fast-growing real estate market, and we capitalized on the opportunity to own a building in a prime location.� He says the partnership is �actively looking� at additional opportunities in Florida.

The building, which faces the ocean, will be renamed Ocean Reserve Sunny Isles Beach. �Because of the price point,� Phil Cacciatore, a principal, says, �this building offers real versatility to buyers, facilitating both ease of ownership as well as tremendous investment potential.�

It was constructed in 1973. In 2001 it was renovated to include new glass balconies, a new roof, and all new electric, air conditioning and mechanical systems. The new owner is upgrading the lobby, amenity areas, vestibules on each floor and elevator cabs. Existing tenants will be notified of the conversion on Oct. 20.

There are five different floor plans, measuring from 1,000 sf to 2,500 sf, and ranging from one-bedroom, one-bath to three-bedroom, three-bath layouts. The JV has hired EHK Interiors to create model rooms of five different layouts, which will be sold fully furnished. There are eight commercial spaces on the ground floor, leased to tenants, including a dry cleaner, beauty salon and convenience store that serve the building. The amenities, including a pool, fitness center and business center.

Architect Kobi Karp has designed the St Tropez with three-bedroom units targeted at buyers of primary homes. They also announced that they will donate land for a public park, dockage for a water taxi and facilities for the police marine patrol�s equipment. Altogether the plan calls for up to seven buildings, one of which will be Class A offices.

Pet Head Hunter Hired By Florida Condo Developments


There is a new trend in South Florida, due to the overwhelming amount of dog-lovers investing in condominiums. Porto Bellagio Condominiums, in Sunny Isles, and Aventi Townhomes in Aventura, instead of saying "no pets," have established an interview process for dogs, pseudo Trump, to see how they adapt and interact with their surroundings before welcoming them into the building. The Trump-like dog interviews are performed with the assistance of a certified executive recruiter/head hunter.

The Pet Head Hunter is one of the ways that these dog friendly communities are sizing up dogs to see if they are a good fit for the development. As a dog-friendly community, these two developments understand that size of the dog doesn't matter, it is the personality, demeanor, and how they interact with other dogs and people.

"The Pet Head Hunter, schedules these pooches for an interview that even Trump would appreciate," says Mike Pappas, President of The Keyes Company. "Dogs have to fill out an application, as well as go through a one-on-one interview with an executive recruiter, and interact with another well-behaved dog. It used to be that only dogs under 20lbs could live in a condo, the interview process enables owners of large dogs to also live in the development."

Porto Bellagio is equipped with conveniently located "doggie potties" within the walk ways and grass areas. The doggie potties feature trashcans, pooper scoopers and plastic bags to make cleaning up easy. Aventi Aventura has a walkway on the bay for a perfect walk and dog retreat and a private courtyard for relaxing.

Average Dog Interview Process (DIP) consists of a 15 to 20 minute interview at the development sales office with an executive recruiter and a member of the management team. The interviewer will have the owner of the pet give the dog a Trump-like command and observe if it is followed, they will observe how the dog interacts and plays with an unfamiliar person, a seasoned recruit. Then the dog will be tested for any sort of aggression, traits that would help you with Trump, but not at the development. There are a host of other tests depending on background and experience of the pet.

Miami, Florida (PRWEB) September 26, 2004 -- Developers Donald Trump, Jorge Perez, Gil and Michael Dezer come together to build three condominium towers in Sunny Isles Beach.

These high profile developers bring with them years of experience in the Miami real estate market that will help them deliver the most luxurious condominium living that Miami real estate has ever seen.

The three-tower oceanfront project will sit on the southern end of Sunny Isles Beach on contiguous sites from 16001 to 15811 Collins Ave. that now include a vacant parcel; Veradero I and Veradero II, two older condominium buildings; and a Days Inn.
