Dangerous Jobs

I may have just found the most dangerous job in Miami. Take a look at this guy hanging off the Turnberry Ocean Colony South Tower. He is removing the protective covers from the windows in preparation for closings. He is a few hundred feet off the ground just swinging around not bothered at all by his precarious position. Can you imagine going to work and being suspended by a rope hundreds of feet off the ground all day? Crazy! Take a look below.

New Property Tax Revisions

This afternoon the House has approved two additional provisions in their Policy and Budget Council. The first provision would apply an assessment cap of 3% to all properties in Florida. That means that Commercial and non-Homestead properties would enjoy the same assessment cap as Homestead properties - they would not be re-assessed at full value upon sale of the property. The second provision would authorize a one penny sales tax increase to "buy-out" a portion of the property tax that is attributable to the "required local effort" (the school portion of everyone's property taxes). The school portion of our property taxes totals approximately $9 billion each year and a one penny sales tax would buy out over 1/3 of that amount. This would provide substantial tax relief to all property owners in Florida.

Miami – Dade Condo Market Breakdown

It is true that Miami real estate market is experiencing unusually high levels of inventory, but the numbers in most areas are very manageable. With the exception of Miami, all of the other cities have very reasonable levels that can, for the most part, be absorbed at a decent pace. The downtown Miami / Brickell market is already saturated, and several thousand new condos are slated to close in the next two years. Once the downtown Miami area has its real estate correction and all of the condos and new infrastructure are finished, you will see one of the nicest downtowns in the entire country. This high inventory is just part of the growing pain.

Proposed Park in Sunny Isles

The city of Sunny Isles Beach is getting ready to build a new park across the street from Ocean One and just in front of Ocean Reserve. The four-acre park is expected to cost around $14 million and won’t start construction until 2009 according to city officials. The city is still looking for grants to fund the construction costs, and until the money is in place the lot is being used as a dumping ground for excavated dirt. Needless to say this does not make the local residents very happy to have to look at an eyesore like that. The plans call for a children’s playground, walking trail and a parking garage. It is nice to see that Sunny Isles is building parks and upgrading infrastructure, but it seems like the city should be moving faster than this. There should be plenty of money with all of the new property tax revenue that will continue to grow at an enormous rate over the next few years.

The Village at Gulfstream Park May Get New a Owner

In an effort to eliminate its net debt, Magna Entertainment Corp. may sell its joint venture interest in the Village at Gulfstream Park. Magna had been teamed up with Forest City Enterprises to develop the mixed-use project that will eventually have 1,500 condos, 750,000 square feet of retail space, 140,000 square feet of office space, a 500-room hotel and a 2,500-seat movie theater. There will also be 225 affordable housing units built on or nearby Gulfstream Park.
Hopefully this means that the Village at Gulfstream Park will move forward at a brisk pace once it is sold. This is one of the most eagerly anticipated projects to hit the Aventura / Hallandale area in many years, and this just adds a little more anticipation to the mix.
